Chip Seal

Hot liquid asphalt sprayed down, then crushed stone spread and rolled into it. A tough, textured surface that usually costs less than hot-mix and suits long drives and rural roads.

Asphalt or chip seal?

Both make a solid surface. They differ in finish, cost, and upkeep. Here is how they compare, and we will tell you straight which one fits your property.

Do you give free estimates?

Yes. Call (801) 210-5804 or send the estimate form and we will set a time to look at the property. Every estimate comes with 10% off any project.

Should I pave with asphalt or chip seal?

Asphalt gives you a smooth, finished surface and is the usual choice for home driveways and parking lots. Chip seal is a layer of hot liquid asphalt with stone rolled into it. It costs less, grips well, and suits long drives and rural roads, but the finish is textured rather than smooth. We will tell you straight which one fits.

Can chip seal go over my old asphalt?

Often, yes. If the old asphalt is worn and cracked on top but still solid underneath, a chip seal can seal it and give it a new wearing surface. If the base has failed, it needs to be rebuilt first. We check that during the estimate.

How soon can I drive on it?

New asphalt needs a few days before regular traffic, and it stays softer in summer heat, so avoid sharp turns and parked trailers at first. Chip seal can usually take slow traffic the same day once it is rolled. We give you the exact timing for your job before we leave.

When is paving season in Utah?

Hot-mix asphalt has to be laid on warm ground in warm air to compact properly, so most paving along the Wasatch Front happens from spring through fall. Chip seal needs warm, dry weather too. Call early in the year to get a spot on the schedule.

Does a new driveway onto a state road need a permit?

Yes. A driveway that connects to a state highway needs a permit from UDOT, and city and county roads have their own rules. Bring it up during your estimate so it is sorted out before paving day.
